These changes are designed to:
- Improve image clarity
- Speed up ad approvals
- Reduce repeated rejections
The Quadrant Rule
Primary Guideline: Stay Within One Quadrant
All watermarks must be placed:
- Within one-quarter of the total image area
- Without crossing any quadrant lines
- Away from the center of the image
Allowed Placement Types
- Straight quadrant placement OR
- Diagonal quadrant placement
Key Rules Summary
- Choose one quadrant only
- Stay within your chosen quadrant
- Avoid the center area
- No fixed size requirement (as long as placement complies)
Recommended:
Use the same watermark position across all photos in a listing for consistency.

New Listings (From February 9, 2026)

- Non-compliant images may be rejected
Prolonged Listings (From February 9, 2026)
- Images must be updated to comply
- Non-compliance may result in rejection with the reason: “Property Image – Watermark.”

Where is watermark placement allowed?
Please follow the quadrant rule. The watermark must stay within ONE quadrant of the image.
Why are you introducing two types of quadrant lines? (straight quadrant and diagonal quadrant) Which one should I use?
We are introducing Straight Quadrant and Diagonal Quadrant to give more flexibility to the sellers and agents to place their watermarks.
You are free to choose to follow any of the two quadrants - as long as your watermark does not touch the imaginary quadrant lines.
What is the allowed size for a watermark?
With the new rule in place, there is no fixed size requirement, as long as the watermark remains in one quadrant of the image.
Can the watermark be placed in the middle of the image?
No, watermarks cannot overlay the quadrant line - this is to avoid it from overlaying the mudah.my logo which is typically in the center of the image.
Does the watermark need to be consistent across all images?
It is not mandatory, but highly recommended to place the watermark in a fixed position across all photos to ensure better image quality and a more professional appearance.
If my ads were listed and approved under the old watermark rule before 9th February 2026, can I bump and prolong it after 9th February 2026 without changing the watermark?
For bump, yes, you are allowed to bump ads as per normal, since it was approved before 9th February 2026. However, for prolong, you are required to update the images to follow the new Quadrant Rule before prolonging the ads
Why were my listings approved before, but the listings are rejected later for the same watermark?
Your previous listings most likely were approved before the new rule implementation date of 27th January 2026. Hence, the rejection later is due to the enforcement of this new rule.
Why did the same watermark placement from different agents get different results (one approved, one rejected)?
Variations may occur due to the timing of submission, guideline updates, or previous enforcement standards. With the new standardized guidelines, we aim to ensure greater consistency moving forward.
Why is my advertisement stuck in ‘Pending’ status?
Occasionally, a temporary technical issue may affect our review process, resulting in longer review times. Rest assured, we are working to minimize this occurrence and ensure that all advertisements are reviewed thoroughly, in a timely manner, and in accordance with our guidelines.
